The client has estimated the works to cost circa £20/25k, which once completed will increase the property value to circa £220k, which will be a great return considering it was bought for £160k. Although the client does not intend to sell this for a quick property return, it is comforting knowing that when he does decide to sell he has a good profit from a minimal outlay.
